Accompanying the clearance letter with a signed contract that provides coverage of at least one year
Including a diagram or graph showing locations when active or inactive infestation or visible damage is reported

These rules don’t mean every transaction requires identical documentation. The lender, contract terms, and purpose of the inspection can affect what the parties request.

What WDI Inspection Findings Mean

A WDI report describes visible conditions in accessible areas on the inspection date. It can’t establish that concealed areas are free of insects or that future activity won’t occur.

The report also isn’t a structural damage evaluation. If visible insect damage raises questions about structural integrity, repair scope, or concealed deterioration, the parties may need an assessment from a qualified structural professional.
